Welcome to Brightech Property Inspections

Maine Home Inspector | Certified Master Inspector® You Can Trust

Whether you are buying or selling a home, having a professional inspection performed by an experienced Maine home inspector is one of the most important steps you can take. As a Certified Master Inspector® (CMI), I provide thorough, unbiased home inspections throughout Maine to help you make confident, informed decisions.

I am a proud member of the International Association of Certified Home Inspectors (InterNACHI) and strictly follow their Standards of Practice and Code of Ethics. I am fully insured and bonded, and as an independent Maine home inspector, I work exclusively for my clients—not real estate agents or third parties. Every inspection is conducted with the highest level of integrity, professionalism, and attention to detail.

Serving Central and Western Maine

I proudly provide Maine home inspections in Norway, Harrison, Bridgton, Lewiston, Naples, Windham, Casco, Paris, Turner, Bethel, Rumford, Gray, Poland, Auburn, Fryeburg, and surrounding communities throughout Central and Western Maine. If you’re unsure whether your location is within my service area, please don’t hesitate to ask. I have traveled to all areas of the State of Maine. From Moosehead Lake, Bangor, Mid-coast to Eustis and Rangeley areas.

Comprehensive Maine Home Inspections

My general home inspections in Maine are non-invasive and include a detailed evaluation of all visible and accessible areas of the home’s structure, systems, and components, including:

  • Roof
  • Exterior
  • Foundation
  • Basement or crawlspace
  • Interior
  • Heating and cooling (HVAC) systems
  • Plumbing systems
  • Electrical systems
  • Attic, insulation, and ventilation

Clients are welcome and encouraged to attend the inspection. I take the time to explain findings, answer questions, and ensure you understand the condition of the home.

Clear, Detailed Maine Home Inspection Reports

Your Maine home inspection report is based on conditions observed on the day of the inspection only and is not a prediction of future performance. The report clearly identifies any material defects and safety concerns discovered during the inspection in an easy-to-read, detailed format.

When appropriate, I may also provide professional recommendations for monitoring, repair, or replacement. Most importantly, my job isn’t finished until you fully understand your inspection report.

A More Thorough Maine Home Inspection Process

Most of my home inspections in Maine take two to three hours on site, depending on the size and condition of the property. While some inspectors may spend less than an hour at a home and provide a short checklist-style report, that is not my approach.

I schedule only one home inspection per day so I can dedicate my full attention to you and your home. After the inspection, I carefully review and organize 250–450 photos and videos to document my findings. My inspection reports average approximately 55 pages, providing the level of detail needed to make informed real estate decisions.

You are encouraged to view a sample Maine home inspection report to see the quality and detail for yourself.

Thank you for considering Brightech Home Inspections for your Maine home inspection needs. I look forward to working with you and your family.

Tim Bright, CMI®
Certified Master Inspector® – Maine

About me.

I am a Certified Master Inspector® (CMI) with more than 12 years of experience inspecting homes in Maine. To be considered by the board to become a CMI®, you must of completed over 1,000 inspections and/or hours of continuing education, have been in business for more than three years, and adhere to the Master Inspector Certification Board’s strict Code of Ethics. You also have also successfully completed a criminal background check.

As a Maine native, I take great pride in calling this state home—and I’m honored to help others do the same. Maine truly is one of a kind. I genuinely love what I do because it allows me to meet new people and travel throughout this magnificent state every day.

When I’m not inspecting homes, I enjoy spending time with my wife and our two children, who bring tremendous joy to our lives. We also have two dogs, a lab named Murphy and Boston Terrier named Duffy. I love being outdoors and taking advantage of everything Maine has to offer. In addition, I proudly served as an on-call firefighter in the town of Bridgton and Harrison. It is challenging yet incredibly rewarding work, and I value the opportunity to help my fellow residents and surrounding communities. I encourage anyone who has ever considered joining their local fire department to do so—there are many vital roles beyond interior firefighting, including fire police and support positions.

My qualifications include over 15 years of experience in the building industry, more than five years as a facilities maintenance technician for Maine’s largest commercial building, and ownership of a small general contracting business. Much of my knowledge and skill comes from working closely with my father, a Master Carpenter who built numerous custom homes and handcrafted furniture. My father, a U.S. Army veteran (SSGT, Military Police K-9 handler), passed away in the spring of 2022. It is believed that exposure to Agent Orange may have contributed to his untimely death. His craftsmanship, work ethic, and integrity continue to influence how I approach my work today.

In addition to completing hundreds of hours of inspection training, I earned the Certified Master Inspector® designation and am a proud member of InterNACHI, the world’s largest home inspection association. Unfortunately, the State of Maine does not license home inspectors, which makes choosing the right inspector even more important. I strongly encourage clients to select a Certified Master Inspector® in good standing to ensure the highest level of professionalism and expertise.

One of the main reasons I became a home inspector was to help people make informed decisions during one of the most exciting—and stressful—times of their lives. Before starting Brightech, friends and family often asked me to accompany them and their chosen inspectors to prospective homes. I was shocked to see some inspectors arrive without even basic tools such as a ladder or flashlight. I knew I could—and should—do better.

Having personally experienced multiple real estate transactions as both a buyer and seller, I fully understand how overwhelming the process can be and how often people ask themselves, “Am I making the right decision?” My goal is for you to look back with confidence, knowing you made the right choice for you and your family. I am truly invested in protecting your best interests.

Thank you for considering me.
